1. ๐ Booking Confirmation & Payment Terms
- A booking is confirmed once payment is received as outlined below.
- You will receive a written confirmation with your stay details and policies.
Stays of 1–27 Nights:
- Full payment due at the time of booking.
Stays of 28+ Nights (Monthly Bookings):
- First 30 nights charged at booking.
- Future 30-night blocks billed 7 days before each new period.
- Late payment may result in cancellation per the policy.
2. โ Cancellation Policy
Stays of 1–27 Nights:
- Full refund if cancelled 5+ days before check-in.
- If cancelled within 5 days: first night is non-refundable; 50% refund for remaining nights.
- After check-in: 50% refund for unused nights.
Stays of 28+ Nights:
- Full refund if cancelled 30+ days before check-in.
- Cancelled within 30 days: first 30 nights non-refundable.
- After check-in: guest responsible for next 30 nights from cancellation; remaining nights refunded.
Refunds apply to nightly rates only. Cleaning/service fees may be non-refundable. We recommend travel insurance.
๐ Check-In & Check-Out
- Online check-in required with ID verification.
- Check-in: From 4:00 PM on your arrival day.
- Check-out: By 10:00 AM on your departure day.
- Late check-outs without prior arrangement may incur a £100 fee.
๐ House Rules
- ๐ญ No smoking indoors. Cleaning fee applies if violated.
- ๐ No shoes indoors.
- ๐ฅ Guests must be 25+ (families and contractors excluded).
- ๐ Quiet hours: 10:00 PM – 7:00 AM.
- ๐ซ Registered guests only. Charges apply for breaches.
- The lead guest is responsible for the actions and conduct of all guests and any third parties they invite during the stay.
๐งน Cleaning & Maintenance
- Stays 28+ days: Mandatory clean & linen change every 14 days (at our cost).
- Optional weekly clean: £95 + VAT upon request.
- Cleaning days: Tuesday–Thursday.
โป๏ธ Recycling & Refuse
- Use coloured commercial bins first; council bins for overflow.

๐ Safety & Security
- Lock doors/windows when leaving.
- EV charging only with prior agreement and added fee.
- Use driveway or park directly in front. Be neighbour-considerate.
๐ง Damages, Keys & Access
- Report damage immediately. Unreported issues may result in charges.
- Lost/stolen keys: £100 charge; lock replacement fees may apply.
- Access may be needed for essential maintenance.
- Any deposit held may be retained partially or in full to cover damages, deep cleaning, missing items, or breaches of house rules.
โ๏ธ Liability & Refunds
- We are not liable for loss, injury, or damage to guests or personal belongings during the stay, unless due to our negligence.
- We are not liable for any refunds or losses arising from events outside our reasonable control (including but not limited to extreme weather, government restrictions, internet/power outages, or acts of God).
๐ Additional Information
- Not childproof. No pets allowed.
- Our team, including co-host Kenneth, is available via messaging (WhatsApp) or the platform where you booked.
๐งณ Check-Out Instructions
- Clean dishes, dispose of rubbish and recycling.
- Turn off lights, close windows, lock the door.
- Return key to lockbox per instructions.
๐ Amendments
These Terms & Conditions are subject to change. The version applicable will be that in effect at the time of your booking confirmation.
โ๏ธ Governing Law
These Terms & Conditions are governed by and shall be interpreted in accordance with the laws of England and Wales. Any disputes arising shall be subject to the exclusive jurisdiction of the English courts.
